Central Massachusetts Could Be the Next ADU Growth Market
Early ADU activity in Massachusetts has been concentrated around Greater Boston—but that may not be where the biggest growth happens.
Central Massachusetts markets like Worcester and Framingham offer something different: space.
Larger lot sizes, more flexible zoning, and lower property costs create conditions that are often more favorable for ADU construction. In contrast, dense urban areas face physical constraints that limit what’s possible.
This creates an interesting dynamic.
While Boston-area suburbs may lead in early adoption, Central Massachusetts may ultimately lead in scalability.
As awareness of ADUs spreads, homeowners in these regions are beginning to explore the opportunity more seriously. Whether for rental income, multigenerational living, or long-term flexibility, ADUs provide a compelling use of existing property.
The economics can also be more favorable. Lower land costs and fewer design constraints mean projects can be easier to execute.
Statewide policies apply equally here, but the local conditions make a difference.
This is why Central Massachusetts represents the next phase of ADU growth—not driven by urgency, but by feasibility.
And in housing, feasibility often wins.
