Massachusetts ADU Financing Is Changing the Game

For many Massachusetts homeowners, ADUs have always made sense on paper—but not financially.

Construction costs for a detached ADU can easily reach $200,000 to $400,000. Until recently, most homeowners had to rely on home equity lines of credit or cash-out refinancing, both of which come with limitations and uncertainty.

That’s beginning to change.

MassHousing has introduced a new ADU loan program designed specifically for homeowners. This program is intended to provide more predictable, accessible financing options for small-scale residential construction.

This shift is significant because financing has been one of the biggest hidden barriers to ADU adoption. Even with by-right zoning, many homeowners simply couldn’t fund the project.

Now, the state is actively trying to close that gap.

This aligns with broader housing goals in Massachusetts, where policymakers are looking for ways to increase supply without relying solely on large developments.

ADUs fit that model perfectly—but only if they’re financially viable.

As financing becomes more standardized, expect to see a noticeable increase in projects, particularly in Eastern and Central Massachusetts where demand is strongest.

The combination of zoning reform and financing support is what ultimately drives adoption.

Massachusetts is now starting to align both.
